Kinglassie House

"Deceptively spacious period family home set above St Andrews Bay only 5 minutes from centre of town with spectacular sea views. Ideal Golfing/Holiday base or family home. Potential for Bed and Breakfast. "

General Description

Kinglassie House is a charming, stone-built Scottish farmhouse in a wonderful location just minutes from St. Andrews. Over 200 years old, it was extensively refurbished in 2003 to provide a spacious and comfortable family home or lifestyle business.

The accommodation comprises large sitting room, fully integrated dining kitchen, 4 good-sized bedrooms (master en-suite), family bathroom and downstairs cloakroom. There is a modern, oil-fired central heating system and full double glazing throughout.

Most rooms are dual-aspect with both sea and country views. From the rear windows there are panoramic views across the Devlin Golf Course and St. Andrews Bay to the historic Bell Rock Lighthouse.

Lying adjacent to the property is a possible development site for an additional house.

Kinglassie House is currently used as a successful holiday letting business. This might be continued, or combined with family use. Alternatively, there is potential for a quality Bed and Breakfast enterprise. Further details are available on the website www.kinglassie.com

Directions

From St. Andrews take the A917 towards Crail, passing St. Andrews Bay resort and Balmashie Holiday Cottages. Kinglassie House is the white house on the left at the end of the end of the long straight. For route planning the postcode is KY16 8PW.

Situation

The medieval University town of St. Andrews is well served for shopping and leisure facilities and within commuting distance of both Dundee and Edinburgh. There are a variety of both nursery and primary schools, an excellent State Secondary, Madras College and the renowned St. Leonards private school. A new local hospital and health centre is due to open later this year. Ten golf courses within easy reach provide a challenge for all levels of golf, and the area  enjoys a mild climate.
